(See Exhibit 5, <br /> legal deecription.) The pareel i� approximately 6,600 �quare <br /> feeL and oontained an exiating single family house. The <br /> Statuatory Warranty Deed for thie �ale created the parcel from an <br /> exleting parcel of appro:cimately 18,670 square feet (all of lota <br /> 13 through 77, Block 10, Plat oC Pinehurst). This aetion 1� <br /> recognized by the City aa ereating a legal pareel aince Lt <br /> pre-dal.ed the City'a Boundary Line Ad�uatment Ordinance and the <br /> lota areated met all zoning code requirement� in effect at the <br /> time. <br /> 2/2T/79 Mr. Diedrich submitted a building permit application to add on a <br /> garage. Ne listed the legal deacription of the property as lots <br /> 13-17, Block 10, Plat of Pinehurst, an approximately 18,670 of <br /> pareel. <br /> 3�13/79 The City iaaued a building permit for the garage extension r+ith <br /> the legal deacription as aubmitted by Mr. Diedrich. <br /> 2/20/82 The Building Dept. sent Mr. Diedrich a letter atating that it had <br /> been brou�ht to the City'� attention that the single family home <br /> at 6509 Com.+�eroial had been converted into a duplex without <br /> benefit of any permita. The letter requeated Mr. Diedrich to <br /> contact the Building Depar:ment. <br /> 3/5/82 Mr. Diedrieh sabmitted an applicatton for a building permit for <br /> conversion of a sirgle tamil� house to a duplex. The legal <br /> deacription li�ted on the application ntated lot� 13-17, BlocK <br /> 10, Plat of Pinehurst, on approximately 18,670 square foot <br /> pareel. Mr. Diedrich also submitted a aite plan and attached to <br /> the bnck page oP the site plan wa� an aacurate legal deseription <br /> tor the proper�•�, an approximately 6,600 square foot parcel (see <br /> Exhibit 5). <br /> 11/8/82 The Building Dept. is�ued Hr. Diedrleh a permit to convert a <br /> single family reaidenoe to a duplex.
