No additional information on the <br /> tri-plex situation wae found in the file. <br /> 8/28/86 Mr. Diedrieh xaa Lssued a Stop Work Order for conetruction <br /> activity on hia houae ineluding rai�ing the roof and bringing out <br /> the walla by 2 feet to increaae Lhe grose floor area of the <br /> second �tory. He had not applied for or obtained any permits. <br /> 8/29/86 Mr. Diedrieh suMnitted a Building Permit application for the <br /> expanaion of a duplex. The legal deecription on the application <br /> was for lots 13 through 77, Hlock 10, Plat of Pinehurst, an <br /> approximately 18,6'/0 �quare foot lot. <br /> 9/86 The Planning Department reviewed Mr. Diedrieh's applicatior. and <br /> found thaE the dimension� on the aite plan did nut correspond to <br /> the legal deecription submitted or the Asse�aor's map and <br /> roquested additional information from Mr. Diedrieh. - " <br /> 9/23/86 The Planning Department issued a Certification of l.ot Statua for <br /> Mr. Diedrich'e parcel. Thi� certified that the pareel was a <br /> buildable lot - it waa areated from a larger pareel prior to the <br /> exiatenee of the City's Boundary Line Ad�uatment Ordinance, and <br /> both lota met all Zoning Code requirement� in effect at the time <br /> it wae ereated. (Mr. Diedrich'a lot had a �ingle family home on <br /> the lot when it was created.) <br /> 9/24/86 Larry Callahan, Building Official and Nary Cunningham met with <br /> Ken Diedrieh and stated that wa could not i�eue permits for the <br /> addition becau�e: <br /> 1. The lot size was not large enough for a duplex. The legal <br /> description on the building permit application for the <br /> duplex xaa for a lot of about 18,670 equare PeeL, while the <br /> lot under the current legal deseription is about 6,600 <br /> aquars feet. A minim�m lot size of 7,500 square feet is <br /> required for a duplex. <br /> 2. With the expanaion to the second floor, the building <br /> exoeeded the groae floor area ratio ot the City's Zoning <br /> Code. <br /> 10/86 Mr. Diedrich continued to work on the addition to his house <br /> without permite and under a Stop Work Order. <br />
