The Applicanl is proposing with the ini6al application improvements as follovrs: <br /> A. Site preparation induding the demolilion oi neariy 50 bufldings (20 which <br /> are located within the 200' shoreline jurisdiction); lhe implementation oi a <br /> voluntary clean-up plan for the solis; and general ground impro•�ements. <br /> B. Construction of public improvements, including a watertronl <br /> amphitheater/plaza and a 15-20 (oot wide esplanade along the entire <br /> shoreline perimeter, public walkway conneclions io the esplanade; and <br /> vehicular and utility infrastructure. <br /> C. Nlarina support faciiities of:an 6,000 square foot boating dub with 6,000 <br /> square feet of services/retail for boaters and 2,000 square feet of <br /> restrooms; reconfiguration, landscaping, and securing of parking for <br /> marina slip tenant&; relocalion of a tuel storage tank; construction of two <br /> new restroom and shower facilities aiong 14th Street walkway for boalar <br /> and public use; and two 11,200 square foot commercial bufldings along <br /> the 14th Street walkway to serve the marina. <br /> D. Infrastructure improvemenls, inGuding roads and utilities to serve the site <br /> at build-oul. <br /> E. Craflsmen District improvemenls including: a boatyard with 66,000 square <br /> feet of space for boat repair, a boat wash-down facillty; marina operatfons I <br /> office; public restrooms; and boat irailer drop-off area. Olher <br /> improvements would be renovation and expansion o(lhe MSRC building <br /> from 36,000 to 46,500 square feet to accommodate boal repair <br /> businesses, and three sales and service buildings (3,000 -4,000 square <br /> feet)south and soutlieast of the MSRC building. <br /> F. Parking dedicaled to marina slip holder, (300 spaces), and a mix of on- <br /> site parkfng and on-street parking. <br /> G.
