Prior to issuance of building permils or Public Works construction plan approvaf, <br /> the Applicant shall provide a detailed landscaping plan consistent v�nih the <br /> documenl tiUed Design Standards and Guidelines and Ihe Port Gardner Wharf <br /> Design Guidelines, adopted by Cily Council and re(erenced in the Developmenl <br /> Agreement, for review and approval by the Planni�g Department. The plan shall <br /> be at an appropriate scale and identi(y species, size, quanlity, location and <br /> planling details and shall clearly demonstrate how the standards and guidelines <br /> are met. <br /> Usual Imaacts <br /> 29. Site lighting shall be designed to shield and focus lighl within the project site and <br /> minimize Ifght and glare impacts to residences on off-site properties. <br /> 30. The projecl shall comply with the mitigation measures adopted by the Applipnt <br /> in the EIS, including use af non-reflective building materials and locating, <br /> orienting and designing buildings to minimize glare and shadow impacts�n <br /> sensilive areas such as shoreline walkways and public open spaces. <br /> 31. Plans submitted for building permils shatl ensure that all commerGal loading and <br /> service areas are located on the upland side of the commeraal activity unless <br /> approved provisions are made to screen the loading and service area irom the <br /> shoreline. . <br /> Utilities <br /> 32. As-builts oi storm sewer, sanitary sewer, and waler systems will be required to <br /> • be submitted per City Design and Conslruclion Standards and Spedfications for <br /> . Development. <br /> 33. On-site water and sewer mains shall be staked within an easement given to the <br /> City. The easemenl shall be submitted to lhe City and recorded prior to issuance <br /> of permits. <br /> 34. All new utililies shall be placed underground. All existing above ground ulilities <br /> shall be placed underground during normal repiacement processes. If <br /> necessary, certain utilities, as Identified by the City, may remain above ground on <br /> an interim basis. As development progresses, the approved above ground <br /> utilities shall be placed underground. <br /> 35. Above ground utility appurienances shall be avoided where feasible. When not <br /> feasible, tney shail be designed, located, landscaped and!or saeened to reduce <br /> ihefr visual impact. <br /> 36. An existing City owned 18" combined sewer ove�low and outfail is located in Ihe <br /> 13"'Slreet right-oi-way. Poriions of this facility Hill have lo be repiaced, <br /> upgraded and/or relocated due lo lhe proposed development activ�ty. All such <br /> work shall be al Ihe expense of the Applicant, and it shall be the ApplicanPs <br /> obligation lo obtain required permits relaling to any reloc��bon of the existing <br /> outfall. <br /> ,s��.3 <br />
