,
IL Preliminary Conditions Summary
Prc-dcveloped conditions of the proposed Craftsman District Phase 2 project site consists
of approx 2 acres including areas paved :.nd gravel industrial yard, including 1 building
to be demolished, and building foundation piles from the existing Collins building
demolition poject. Due to the extensive design changes to the layout and proposed
operutions all existing stonnwatcr facilities on site must be demolished or abandoned in
place.
Yer the Phasc I Report: Thcre arc 3 existing outfalls located along 2"` Ave that have been I
upgraded as part of the 12'h Street Murina project to accommodate stormwater discharges
from existing industrial yards, the new Craftsman District Bouryard, the new Bayside
Marine development, and future craftsman district expansions.
III. Off-site Analysis
All drainage basins are direcHy discharged after treatment ro surface waters or the COE's
sanitary scwer system. An off-site analysis, as a result, is not reyuired.
IV. Analysis and Design of Required Erosion and Sediment Control BMP's
Temporarv Grosion Sediment Control
The TESC plan includes the use of silt fence, rock stabilized construction acccss points
und existing catch basins lined with filter bags to collect sediment.
Permanent Erosion Sediment Control
• All stormwater systems will be closed convcyanccs. Any scdiment that collects
in thc wt tanks or wet ponds will not bc subjectcd to any velocities greuter than I
fps dw•ing the 100-years stonn to minimizc suspension of sediment in the
srormwatcr. Rock protcction at the outfalls havc bccn installcd.
• Per Phase I Design: Maintenancc for outlet proter, tion at the outfalls will includc:
inspection and repair as necess.iry; rock additions as nccessary to maintain thc
intended function and periodic cleaning of the energy dissipater as sediment
builds up.
V. Analysis und Design oP Required Runof'f Control BMP's
Thc acccss and rurking arcas, and boat yard work areas havc bcen subdividcd into a
numbcr oP drainage sub-basins 1'or stormwatcr analysis. Thc basin boundarics and arca
calculations are provided in the figures in Appendix A.
- -
