FINDINGS AND DECISION OF THE HEARING EXAMINER OF THE CITY OF EVERETT IN THE MATTER OF TFIE APPLICATION OF RYAN AND LISA BEMROSE FOR VARIANCE #11-001 APPROVAL OF VARIANCES SUMMARY OF DECISION: The Applicants' request for a variance to reduce the required 20-foot front setback at 4302 Crescent Avenue, Everett, Washington to 12.09 feet is granted. A variance from the required five-foot side setback from the north interior property line is granted for a reduction to 3.32 feei. A variance for an uncovered deck to exceed 42-inches above grade and encroach into a front setback area in excess of fifty-percent of the required setback depth is granted. INTRODUCTION Katherine Pelz, on behalf of Ryan and Lisa Bemrose (Applicants), requested approval ofi variances from lhe Development Standards chapter of the City of Evereit (City). The variances would allow: a reduced front setback on property at 4302 Crescent Avenue, Everett, Washington; a reduced side setback from the interior property line; and allow an uncovered deck to encroach into a front selback in excess of the permitted setbacl< depth. The requested variances are for the property at 4302 Crescent Avenue, Gverett, Washington (subjecl property). A hearing was held before the Flearing Examiner of the City oF Everett on June 9, 2011.
