The Applicants requested variances for the property at 4302 Crescent Avenue, <br /> Everelt, Washington. The requested variances include: a reduced front setback; <br /> a reduced side seiback from the inlerior property line; and allowance of an <br /> uncovered deck to encroach into a front setback in excess of the permitted <br /> setback deplh. Table 6.1 of ihe Development Standards chapter of the City of Everett, as set <br /> forth in Everett Municipal Code (EMC) 19.6, requires a 20-foot setback from the I <br /> front property line in an R-1 zone. The Applicants seek a variance to allow the <br /> front setback off Crescent Avenue to be less than the required standard. In the City of Everett, uncovered decks that are not in excess of 42-inches above <br /> grade may not encroach into tl�e front setback area by more than fiity-percent of <br /> lhe required setback depth. The subject property is developed with a single-family residence that was <br /> constructed in the early 1980's.
