FINDINGS AND DECISION <br /> OF THE NEARING EXAMINER OF THE <br /> CITY OF EVERETT <br /> IN THE MATTER OF THE APPLICATION <br /> OF RYAN AND LISA BEMROSE FOR <br /> APPROVAL OF VARIANCES VARIANCE #11-001 <br /> SUMMARY OF DECISION: The Applicants' request for a variance to reduce the <br /> required 70-foot front setback at 4302 Crescent <br /> Avenue, Everett, Washington to 12.09 feet is granted. <br /> P, variance from the required five-foot side setback <br /> from the north interior properly line is granted for a <br /> reduclion to 3.32 feet. A variance for an uncovered <br /> deck to exceed 42-inches above grade and encroach <br /> into a front setback area in excess of fifty-,�ercenl of <br /> lhe required setback depth is granted. <br /> INTRODUCTION <br /> Katherine Pelz, on behalf of Ryan and Lisa Bemrose (Appiicants), requested approval <br /> of variances from the Development Standards chapter of thP City of Everett (City). The <br /> variances would allow: a reduced front setback on property at 4302 Crescent Avenue, <br /> Everelt, Washington; a reduced side setback from the interior prope�iy line; and allow <br /> an uncovered deck lo encroach into a front setback in excess of the permitled seiback <br /> depth.
