INFORMATIOPI FOR DEVELOPER: The following information is provided for the developer's benefit. These are not SEPA �onditions. All requirements are preliminary in nature, and aze based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effect at tLe time a complete building permit application is t'iled, including those not specifically set forth herein. (Exception: For vesting under the Zo:iing Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regazding appeals processes for the requiremcTrts listed in this document. 1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Desi6n and Construction Standards shall be submitted to the Public Works Departrnent, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed, approved and warranted before the Occupancy Permit is issued. 2. Full standazd half street improvements are required to Dorn Avenue, including but not limited to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. Parking must be per City Zoning Code and City Design and Construction Standards for Development. 4. 10 feet of right-of-way is to be dedicated to the Ciry for street purposes on the proposals Dorn Avenue frontage. Any grading/fill on this site shall be done so as to not impact the surrounding properties. 6. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. i. Special charges for connection to the sewer �nd water systems in accordance with Ordinance 1998-94 and s•.ibsequent revision are applicable. These charges are based on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated chazges prior to building permit application. The actual charges shall be computed by the Public Works Department per the ordinance in effect at the time and according to the information on the approved plans at the time of building permit issuance. Lack of comment on the plans submitted with the application does not constitute approval ofthese plans. 9. A fire hydrant is required wi;hin 200 driving feet but not closer than 50 feet of every structure. 10. Ciry streets are to be kept cleaz of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector.
