INFORMATIOPI FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />�onditions. All requirements are preliminary in nature, and aze based upon the preliminary <br />site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at tLe time a complete building permit <br />application is t'iled, including those not specifically set forth herein. (Exception: For <br />vesting under the Zo:iing Code, please refer to Section 44 of the Zoning Code). Contact the <br />Planning Department for information regazding appeals processes for the requiremcTrts listed in <br />this document. <br />1. A Public Works Permit is required for this project. Detailed drawings in accordance <br />with Ciry Desi6n and Construction Standards shall be submitted to the Public Works <br />Departrnent, showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior to <br />any permits being issued. All improvements shall be completed, approved and warranted <br />before the Occupancy Permit is issued. <br />2. Full standazd half street improvements are required to Dorn Avenue, including but not <br />limited to curb, gutter, sidewalks, street widening and drainage control per City Design <br />Standards. <br />Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />4. 10 feet of right-of-way is to be dedicated to the Ciry for street purposes on the proposals <br />Dorn Avenue frontage. <br />Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />6. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />i. Special charges for connection to the sewer �nd water systems in accordance with <br />Ordinance 1998-94 and s•.ibsequent revision are applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged to obtain a copy <br />of the Ordinance and determine estimated chazges prior to building permit application. <br />The actual charges shall be computed by the Public Works Department per the ordinance <br />in effect at the time and according to the information on the approved plans at the time of <br />building permit issuance. <br />Lack of comment on the plans submitted with the application does not constitute approval <br />ofthese plans. <br />9. A fire hydrant is required wi;hin 200 driving feet but not closer than 50 feet of every <br />structure. <br />10. Ciry streets are to be kept cleaz of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />
