11. A one year warranty is required on the public improvement for an amount not less than <br />10% of the cost of construction and shail run for one year from the date of final <br />approval/issuance of the first Occupancy Permit. <br />12. On-site watermain will be staked within an easement to the City. The easement will be <br />submitted to the City prior to issuance of permits. <br />13. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Construction Standazds and Specifications for <br />Development. <br />14. On-site detention of stormwater runoff is reyuired per Ciry standards. <br />15. Treaunent of stormwater runoff from pavcd areas must occur, per City standazds, prior <br />to disc6arge of the stormwater from the site or to a stream or wetland. Stormwater <br />treatment is currenUy required when 5,000 square feet of pavement is created by a <br />project. Tlie preferred options for stormwater treatment are: <br />1) an infiltration basin, if suitabie soils exist on the site <br />2) a wetpond <br />3) a wnstructed wedand <br />16. All stormwater facilities must be designed in accordance with City standards. If none of <br />the above stormwater treatment options are feasible, in the opinion of the Ciry's Public <br />Works Department, a biofiltration swale (designed and constructed in accordance with <br />City standards) will be required to treat stormwater runoff. <br />17. Where soil characteristics are suitable and other site conditions do not preclude their use, <br />roof runoff systems designed and conshvcted in accordance with Ci:y standards shall be <br />used to infiltrate roof top runoff ro the maximu:n extent practicaL The portion of the <br />roof runoff routed to these systems should be designed so that the volume of water <br />infiltrating into the ground on the site after development matches, as closely as is <br />feasible, the volume of water infiltrating into the ground under existing conditions. <br />18. A specially designated area will be required for washing of cars by tenants of the <br />apartments. The wash area must be hydrologically isolated from the rest of the site, be <br />covered, and washwater from the area must drain to the sanitary sewer after being routed <br />through a baffle-type oil/water separator designed to City standards. Signs must be <br />posted on the site limiting car washing to the designated area only. The tenant lease or <br />rental agreement must contain a clause prohibiting car washing on the site outside of the <br />specially designated area. A covenant must be recorded and signed by the owner stating <br />that such a clause will be written into the tenant leases and/or rental agreements. In <br />addition, a note stating that car washing is only permissible in the designated area must <br />be included on the storm drainage plans. <br />
