All requirements are preliminary ir. nature, and are based <br />upon the preliminary site plan and the ordinances in effect at time of submittal for SGPA revie�v. '1'he applicant is <br />encouraged to contact the City's Building llcpartnreut, at (425)257-8810 to detenninc how thcse standarJs <br />will apply. <br />1. A Public Works Pennit is required for this project. Detailed dra�vings in accordancc with Cit� Design <br />and Construction Standards shall bc submittcd lo lhc Public Works Ueparun::nt, showing sitc parking <br />layout, landscaping, utilitics, stoim drainage, tcmporary coustruction crosion control, and all rcquired <br />improvemenls in the public right-of-way. Public Works Department appraval oP �hese drawings is <br />reyuired prior to any permits being issued. All improvcmcnts shall bc completcd, approvcJ and warranted <br />Ucfore the Occupancy Permit is issucd. <br />2. Pull standard half shect improvements are required to Dorn Avenuc, including but not limited to curb, <br />guttcr, sidewalks, strcet widening and drainage control per City Design Stand:rrJs. <br />3. Parking must be per City Zoning Code and Ciry Design and Construction Standards for Uevelopment. <br />A minimum of a��o off-strcet parhing spaces are requ�red per unit. Parking is prohibited bet�veen tl�e front <br />lot line and the building closest to d�e front ►ot line. 'Che parking must mcet the 20-foot front setback. <br />4. Any grading/fill on this site shall be done so as to not impact the surromiding properties. <br />5. This project musc comply with the current Ciq� ol' �verett Building Code and Sprinkler Ordinance. <br />6. Special charges for connection to the se�ver and waler systems in accordance with Ordinance 1998-94 <br />and subsequent revision are applicable. These charges are bascd on projccted watcr usage and can be <br />substantiaL Applicant is encouraged to obtain a copy of tl�e Ordinance nnd determine estimated charges <br />prior to building pertnit application. The actual charges shall be co�uputed Uy the Public Works <br />Department per the ordinance in ef(cct at the time and according to the information on the approved plans <br />at the time oP building permit issuance. <br />7. Lack of comment on U�e plans suUmitred wid� the application does not constitute approval of these <br />plans. <br />8. A fire hydrant is required within 200 driving fcet but not closer than 50 feet oP every structurc. <br />9. City strects are ro be kept clear of dirt and debris at all timcs during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspcctor. <br />10. A one-year �varranty is required on the puUlic improvement for an amount not less than 10% of the <br />cost of construction and shall run for one ycar from the date of tinal approval/issuance of the first <br />Occupancy Permit. <br />
