Board of Adjustment Minute9
January 5, 1987
Page 3
Imo:
Applicant: Rick Graff
1003 Woodlawn Avenue
Everett, Washington 98203
Project Location: 2624 View Crest Drive
Zoning: R-S, Single Family Residential
Variance Requested: From E.M.C. 19.12.060, Height Limitations to allow
construction of a single family residence that would
be 27.5 feet high instead of the 25 feet allowed by
City code.
Pearl Maddy summarized the staff report (see Variance File No. 47-86) and
showed slides of the property.
Rick Graff, 1003 Woodlawn, the applicant, stated that he is satisfied by
Pearl's comments. He is not trying to build a monumental building that
captures all possible views. Rather, he is trying to build a house that is
compatible with other structures in the area. For example, he tried to keep a
low pitch to the roof. Ravines on the southeast side of the lot will preclude
any building there. In response to a question from Frank Bennett, he stated
that he understands that any decision by the Board of Adjustment cannot
override private covenants which may have been place on the property.
Pearl Maddy reported that she had talked with Mr. Bocek, the owner of the
property to the south, and he had stated he would be willing to submit a
written statement to the Board that he has no objection to the granting of
this variance request. Everett Miller requested that this be done.
Motion:
Vote:
I13K,.4
Applicant:
Marie Sullivan offered a mot+.on to grant the variance as
recommended by staff. Ramona Boylan seconded the motion.
Unanimous in favor of granting the variance.
Daryl Finley
21015 4th Avenue West
Lynnwood, Washington 98036
Project Location: 5702 E.
