Findings: The applicant has stated that locating a garage to the east <br /> of the existing residence which met the 2� foot setback wouid put the <br /> northeast corner cf the garage foundation at approximately 28 feet <br /> below the proposed garage floor elevation. 7he proposed garage <br /> design and layout extends into a portion of the existing house in order <br /> to minimize the proximity to the steep slope area directly to the east. <br /> The structure cannot extend further north or west due to the existing <br /> structural elements of the house, including a stair and bathroom <br /> location. The applicant states that the 12 foot encroachment into the <br /> front yard setback is the minimum required for a standard two car <br /> garage, and is not the result of a self-created hardship. <br /> b. Conclusions: The proposed garage is being located such to take <br /> into account the steep slope area, as well as the locaticn of the <br /> existing house. Due to the natural configuration of the subject site, <br /> the requested variance is not the result of a self created hardship. <br /> � <br />
