IJanuary 20, 2004
HWA Project No. 2003-150-21 T100
1 Based on the ge.ogy, there is ne reason to believe that the ground is any better under the
' east half of Lhe south wall than under the center. But, based on the settlement
measurements and cracking observations, it appeazs the east half is stable and the west
half is not. The difference is p:obably that the taller stem walls on the eestem half are
' bridging the loose soils. We recommend that you undecpin the portions of the house that
have settled. Usir,g the AB Chance system additional anchors could be installed at any
time should signs of settlement appear in the area not undecpinned at tlus time.
' The locations of the anchors and the specifications for the anchors are shown on Figure 5.
This report should be sufficient for you to obtain a pecmit, get a bid, and get the house
underpinned and releveled. We have not addressed the condidon of the interior concrete
slab. It is likely that the concrcte slab will rise with the footings. If it does rise with the
' footings, there will be a void under the slab. The slab may remain in its raised condition
or it may settle with time as the concrete creeps. If it does not rise with the footings, it
will remain out of level, may still have a void under some it, and may sag further with
' time.
There is no structural reason to stabilize the floor. If for aesthetic reasons, you want to
' have a level and stable floor you could grout under the slab or break up the slab and put a
new floor over the top. A new floor co.ld be concrete or wood. Grout jacking could be
used to relevel the floor slab und grout che azea beneath. Our experience with grout
jucking has not been parricularly good in that the .ost approaches that of a new floor and
the releveling F.as been less than perfect. We recommend that you have a serious
discussion with the contractor about the pros and cons of grout jacking and be
comfortable with the anticipated result before you use the technique.
! CLOSURE
1
We have prepazed this report for your use in stabilizing your house. The report and any
f other applicable geotechnical data should be viewed and given to the contractor in its
C entirety. Conclusions and interpretations should not be construed as a warranty of the
subsurface conditions. Experience has shown that subsurface soil and ground water
( conditions can vary significantly over small distances and over time, hence we may not
have seen every condition and even those we saw can change with time.
` The scope of work did not include environmental assessments or evaluations regarding
the presence or absence of wetlands or hazardous substances in the soil, surface water, or
ground water at this site. This firm does not practice or consult in the field of safety
engineering. We do not direct the contractor's operations and we cannot be responsible
for the safery of personnel other than our own on the site; the safety of others is the
1 responsibility of the contractor. The contractor should notify the owner if any of the
recommendcd actions prescnted hercin arc considered unsafe.
f
Lindc a7wrt fiml I40-07 4 HWA GEOSCIENCES INC.
' a '
