I have represented 5 local builders as their real cstate agents for the previous 12 years. With the wrn in the real estate market 3 years ago«�e have been forced to get creative to survive this downwm. The project of Rosewood Estates invoh�cd finding a local banl:�vith vacant lots they�vere holding in their REO department, finding an im�estor(in this case) Far East Holdings and hiring one of my builders (in this case Blue Ridge Construction) to be the gencral contractor for the home. [ am rcquired to put togethcr an actual bid/budget for the investoc The budget is very specific. It invoh�es gathering 67 difCerent bids from all suppliers and contractors for all phases tluoughout construction. At that point contracts are dra�tim up by attorneys and monies aze transferred into a working account for the project. I'viowing that wlter and sewer in this area of Everett was handled by the Mukilteo Water R Sewer Department, I made a trip to verifj�current connection fees for water and se�aer on diis project. I was infornied that since I would not need �vater& se��er until afier August 151, I �vould nced to work�vith the City of Everett as the services were being tumed over to titem. 1 was also given the original as-builts for the water and sewer in this project as wcll �s copics of the maintenance bonds. I then proceeded to the Ciry of Everett to get their current water& sewer connection fees, as instructed by Mukilteo. The City of Everett gave mc all the fees, I pu[the contracts together based on those numbers,the attomeys drew up the agreements and ��e started the project. While in for pennits we received an email from the City of L'verett stating that there was a problem betwecn die 2 utility municipalities and we could get our pemiits to gct startcd but no water and se��er connections until the issue was resolved. We are in nced of water and sewer connections for the first 2 units. It does not matter to any of the thrce p�rtics invol��ed who wc pay for��ater and sewer conncctions. \Vhat does matter is the amount(see bclo��). � John L.
