a. A landscape strip a minimurn of ten (10) feet wide must be provided in the <br /> � front yard setback area along the Everett Avenue street frontage, except for the <br /> driveway. This area shall be planted with Type III landscaping. NOTE: Everett <br /> Avenue is a Gateway Corridor and is subject to the landscape standards for <br /> Gateway Corridor Streets. <br /> b. A landscape strip a minimum of five (5) feet wide must be provided along the <br /> east property line. This area shall be pianted with Type III landscaping. <br /> c. A minimum of 823 square feet of landscaping shall be provided in the interior <br /> of the parking lot for the 47 parking stalls. Landscape areas must be planted and <br /> located per Section 35.OSOE o( the Zo��ina Code. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed ' <br /> and approved by the Planning Department per Section 35.100 of the Zoning <br /> Code. The landscaping plan must show location and dimensions of required <br /> vegetated swales, wetponds, cietention ponds, rockeries and retaining walls, <br /> and grading at 2-foot intervals. Irrigation systems must be provided in all <br /> landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br /> maintenance assurance device must be provided for the landscaping per <br /> � Section 35.130B of the Zoning Code. <br /> Fire Department Comments <br /> 1. Access — O.K. as shown on the site plan reviewed. <br /> 2. When access to or within a structure or an area is unduly difficult because of <br /> secured openings or where immediate access is necessary for life saving or fire- i <br /> fighting purposes, the Fire Department may recommend or require a key.box to be <br /> instailed in an accessible location. A rapid entry system may also be desirable in <br /> order to avoid unnecessary damaae while mzking entry te any building during 2n <br /> emergency situation. <br /> Please call (425) 257-8123 for further information.
