5. The proposal will not be contrary to any of the laws of the State of Washington or <br /> the City of Everett. <br /> 6. The proposal is compatible with the existing development in the area. <br /> DECISION <br /> Based upon the preceding findings of facts and conclusions, testimony and nvidence <br /> submitted at the public hearing, and upon the impressions of the Hearing Examiner of a <br /> site view, it is hereby ordered that the requested expansion of the Non-Conforming Use <br /> Permit to allow a 1,008 square foot addition to en existing offics building at 2601 Everett <br /> Avenue, Everett, Washington, is granted subject to the following conditions: <br /> 1. A Building Permit must be obtained from the Building Department for the proposed <br /> addition. All work must adhere to the State Uniform Building Code. <br /> 2. Detailed drawings in accordance with City Design and Construction Standards shall <br /> be submitted to the Public Works Department showing site parking layout, <br /> landscaping, utilities, and all required improvements in the public right-0f-wey. <br /> Public Works Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed, approved, and <br /> warranted before the Occupancy Permit is issued. <br /> 3. Any broken sidewalks along the property's frontage on Everett and Baker Avenues <br /> must be replaced as shown on the site plan dated October 14, 1994. <br /> 4. The Applicant shall relocate or revise pipe materials for any underground piping <br /> within the footprint of the proposed addition. <br /> 5. Fire Hvdrants—Two available fire hydrants are required. They shall be located <br /> within 200 feet driving distance, but not closer than 50 feet from the structure. M <br /> additional fire hydrant shall be installed with the location epproved by the Fire <br /> Mershal. <br /> 6. A portable fire extinguisher with a minimum U.L. rating of 2-A shall be provided <br /> within 75 feet of travel on all floors of each building during construction and prior to <br /> occupancy. <br /> 7. Fire Alarm S stem—An approved automatic fire detection system shall be provided <br /> as required by iry Ordinance No. 1902-92, Chapter 16.76 of the Everett Municipal <br /> Code. Plans for such a system shall be submitted to the Fire Marshal for review <br /> and approval prior to installation. Submittal shall include cut sheets of all <br /> equipment intended for use. Appropriate trip tests, witnessed by a Fire Department <br /> Inspector, shall be pertormed, along with a cert'rficete of completion, prior to final <br /> acceptance of the system. <br /> FirQ alarm syst�ms shall be installed according to NFPA Standard 72. <br /> Fire alarm systems shall be installed under permit of the City of Everett Building <br /> Department.
