Window treatment, including trim, design, and orientation; Roofline treatment <br /> and modulation; Location of on site open space; <br /> If any portion of the buiiding design or layout is proposed for alteration, new plans <br /> must be submitted to the Planning Department for their review and approval. <br /> 2. Landscaping shall be provided on site as follows: <br /> • A landscape strip a minimum of ten feet wide, must be provided along the <br /> Everett and East Grand Avenue frontages. This area shall be planted with <br /> Type III landscaping. Everett Avenue is designated a gateway comdor, and <br /> therefore trees planted along this frontage shall be spaced at 1 tree every <br /> twenty feet on center. <br /> • A landscape strip a minimum of 5ve feet wide must be provided along the <br /> north property line between the commercial and residentially zoned <br /> properties. This area shall be planted with Type III landscaping, and should <br /> include a six-foot tall solid board fence, or similar vegetative screen for the <br /> most westerly portion of the north property line (generally the northwest <br /> corner). <br /> • Internal landscaping is required within the parking area. A minimum of 1 tree <br /> shall be planted for every eight parking stalls or Fraction thereof. Landscape <br /> areas must be planted and located per Section 35.080 of the Zoning Code. <br /> 3. Compliance with all conditions of approval contained in the Final Mitigated <br /> Determination of Non-Significance SEPA#03-021. <br /> If a complete application has not been filed for a building permit or equivalent <br /> construction permit within eighteen (18) months from the approval date of this <br /> decision, the permit shall be deemed terminated, unless an extension is grented. <br /> If the permittee requests an extension in writing not later than eighteen (18) <br /> months from the land use permit date, the Director may grant a six (6) month <br /> extension. <br /> This is an administrative decision that may be appealed to the City's Land Use Hearing <br /> Examiner.
