Descripticn of Proposal <br /> Proposed is a two-story building of approximately 14,500 square feet servin9 <br /> as a regional office for Westside Federal Savings and Loan. The building <br /> will be of wood construction with vertical v�ood sidiny and non-reflective <br /> glass window walls. General savings functions will be located on tiie lower <br /> level with loan departments above. Approximately 45 parking spaces are <br /> planned to provide for employees, customers and community groups using the <br /> meeting room. Veliicular circulation will circle behind the building in a <br /> one-way loop returning to S. Broadway. <br /> 7. Location of Proposal <br /> The site is approximately two acres located on the north side of South <br /> Broadway, diagonally across frorti the Everett Mall , bounded by Metropolitan <br /> Life to the east, proposed Diagonal Way Business Park to the west, and a <br /> residential development to the north. A 200 foot easement for S. Broadway <br /> along the site will leave �pproximately 50 feet of undeveloped frontage <br /> after the proposed improvement and enlargement of the road. Due to a deed <br /> covenant requiring a 30 foot setback, the actual buildino will be located <br /> 80 feet from the proposed boundary of S. Broadway allowing for a significant <br /> amount of landscaping. Parking and vehicular circulation will be primarily <br /> to the rear of the building with entrance and exit lanes connecting to <br /> S. Broadway to the east and west sides of the building respectively. <br /> Approximately 3/4 acre to the rear of the site abutting the residential <br /> development will not be developed at this time. <br /> 10. Future Plans <br /> No plans for future development of the site are proposed at this time, <br /> although consideration has been given to expansion of the proposed building <br /> to the north or development of a separate office building on the remaininq <br /> site at some future date. Any future development would be subject to the <br /> review and permit procedures. <br /> 11 . Plans by Others <br /> The Exchange, a bank card system, plans to install an unmanned, computerized <br /> k�osk o�i the site as shovm on the plot plan. This facility would operate <br /> independent of 47estside Federal Savings and Loan primarily as an after <br /> hours cash machine. The building is of precast concrete �aith integral <br /> signage. Although the buildinn is not of similar materials or character, <br /> an attempt �vould be made to incegrate it with the site through landscaping. <br /> EtlVIRONMENTAL TMPACTS <br /> 1 . Earth - Excavation/Utilities <br /> a. During the site development there will be a moderate amount of cut and <br /> fill work as well as some excavation for simple spread footings and <br /> underground utility systems . As tha site is relatively flat and of <br /> good load bearing characteristics (as shown in a soils report by `� <br /> Rittenhouse-Zeman) minimal excavation will be required.
