P.lso, some mounding or berming of earth may be debreakeupn
conjunction with this landscaping to screen or visually
paved areas.
E. Additional surface water run off is expected due to the site coverage
by building and paving. All surface o-;ater, as well as roof drainage
from the building will be channeled into a subsurface storm sewer
system which will eventually be tied into the city storm sewer system
proposed as a part of the S. Broadway improvement. If completsons
of the project precedes the improvements to S. Broadway p
aould be made for interim storm drainage as required by Everett City
Services Department.
2. Air
A,B During the construction period there may be additional localized ust
in the air due to grading, as well as occasional objectOncelc nstruction
rrom construction procedures such as applying roofin9.
is completed, there should be no detrimental effects to air quality due
tu the proposed development. Auto emissions related to this project
would be insignificant compared to present activity in the immediate
area.
3. 4later
B. As mentioned previously, additional surface water runoff S SuPface
due to the extent of site coverage by building and paving.
viater runoff would be carried off by an on-site, below-grade storm
seaer system. No significant change in water quality is expected.
4. Flora
A. The site is currently covered by small alder and various brush an
shrubs. An attempt will be made to maintain stands of existing trees
although the majority will be cleared for development. Additional
species will be introduced for landscaping and screening to the front
of the site. The northern undeveloped portion of the site will be
maintained in its natural state.
7. Light aare
The proposed southern facade of the project is a potential source of
glare from reflected sunlight. The proposed glass wall is non-reflective
and broken into small units to reduce the potential for warping and
resultant "hot spots." The 80 foot front yard and abundant landscaping,
together with the relation to S. Broadway should serve to minimize impact
of potential glare on drivers. Other facades have minimal glass and no
assumed impact.
3. Transportation/Circulation
A. TherP may be some additional vehicular activity directly adjaceneneated
the site, altYiough insignificant, proportional to the activity 9
