INFORMATION FOR DEVELOPER: <br /> The following information is provide�d for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the <br /> preliminary site plan and the ordinances in effecf at time of submittal for �EPA review. <br /> The p�oposal must cnmply with all ordinances in effect at 4he 4irn� a comple'�� <br /> building permit application is filed, including those r�ot cpecifically set foi i� <br /> herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of <br /> the Zoning Code). Contact the Planning Departmant for informaticn regarding appeals <br /> processes for the requirements listed iri this dacument. <br /> 1. A Public Works Permit is required for this pr�ject. Detailed drawings in <br /> accordance with City Design and Construction Standards shall be submitted to <br /> the Public Works Department, showing site parking (ayout, landscaping, utilities, <br /> storm drainage, temporary construction erosion control, and all required <br /> improvements in ths public right-of-way. Publi� Works Department approval of <br /> these drawings is required prior to any �ermits being issued. .411 improvements <br /> shall be completed and approved wanante� before thi: Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Due to the redevelopment of the site, the chanae in land use, and the site's <br /> locati�n within the Silver Lake drainage basin, n:nnff treatment facilities must be <br /> implemented on this site to ths maximum extent p�actical. The runoff treatment <br /> standard in tfie Silver Lake drainage basin is a wetpond in series with a <br /> vegetated swale. The use of a pump system to convey stormwater to the runoff <br /> treatment facilities would be allowed and could be used to locate the stormwater <br /> facilities where they will least impact the proposed si;e plan and to minimize the <br /> aiterations necessary io 4he exisin� s.��7.•��air�age system. <br /> 3. Parking must be per City Zoning Code and City Design and Construction <br /> Standards for Development. A minimum of 13 off-street parking spaces must be <br /> provided for the 3,920 square foot building. <br /> 4. This project must c�mply with the current State Building Code and the city of <br /> Everett Sprinkler/Alarm Ordinance. <br /> 5. Special charges for connection to the sewer and water systems in accordance <br /> with Ordinance 1998-94 and subsequent revision are applicable. These <br /> charges are based on projected water usage and can be substantial. Applicant <br /> is encouraged to obtain a copy of the Ordinance and determine estimated <br /> charges prior to building permit application. The actuaf charges shall be <br /> computed by the Public Works Department per the ordinance in effect at the <br /> time and according to the information on the approved plans at the time of <br /> - buildirig permit issuance. <br /> 6. Lack uf comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at a!I times during <br /> construction. Dust suppression and street cleaning must occur as directed by <br /> the Public Works Inspector. <br /> 8. A two year guarantee is required for private retention/detention or other drainage <br /> treatmer�Uabatement facilities serving areas larger than one acre. <br />
