As-builts of storm sewer, .sanitary sewer, and water systems will be required to <br /> be submitted per City Design and Censtruction Standards and Specifications for <br /> Development. <br /> 10. Any broken or damaged sidewalk shall be repaired/replaced per the City Public <br /> Works Inspector. <br /> 11. Walkways must be provided beba�een building and the city sidewalk. <br /> 12. Placement and screening of refuse di�posal areas must be provided per Sectiun <br /> 39.080 of the Zoning Code as follows: <br /> a. All garbage dumpsters and racycle bins must be screened from view from <br /> the street and from adjacent properties. This screening may be done <br /> using dense vegetation or ily placing ihe dumpster or recyc�a bin in a <br /> structural enclosure. <br /> 13. Rooftop mechanical equipment, including vents, must be screened per Section <br /> 39.040 of the Zoning Code. <br /> 14. I_andscaping must be provided per Section 35 of the Zoning Code. At a <br /> minimum this must include the following: <br /> a. A landscape strip a minimum of ten feet wide must bE provided alung <br /> Everett Mall Way, except for the driveway. This area shall be planted <br /> with Tyoe III landscaping. <br /> b. A landscape strip a minimum of five `eet wide must be provided along all <br /> interior property lines. This area shall be planted with Type III <br /> landscaping. <br /> c. A minimum of 228 svuare feet of landscaping shall be provided in the <br /> interior of the parking lot for the 13 parking stalls. Landscaping must be <br /> provided per Section 3S.OSOE of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Departrent p2r Section 35.100 of the Zoning <br /> Code. The landscapirig plan must show location and dimensions of ' <br /> required vegetated swales, wetponds, detention ponds, rockeries and <br /> retaining walis, and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. <br /> A 2 year maintenance assurance device must be provided for the <br /> landscaping per Section 35.130B of the Zoning Code. <br /> 15. An approved automatic fire detection system must be in compliance with City <br /> Ordinance fJo. 1902-92, Chapter 16.76, of the Everett Municipal Code. Uniform <br /> Fire Code. Plans for such system must be submitted to the Fire Marshal for <br /> review and approval prior to installation. Submittai sh-aii iriclude cut sheets of all <br /> equipment intended for use. Appropriate trip test.s, witnessed by a F�re <br /> Department inspector, must be performed prior to final acceptance of the <br /> system. Fire alarm systems shail be installed acco�ding tu NFPA Standard 72. <br /> Fire alarm systerr� must be installed under permit of the Ci;y of Everett Builcing <br />
