(t. <br /> The use of square feet as tlie varia�le results in a lower trip generation <br /> esiimate. <br /> Calculating the trip generation based on the Conveniencs Marke� with Gasoline <br /> Pumps yields a higher trip generation estimate. Since our analysis is using the lower <br /> tiip estimate for the banking activities, it is not reasonable to use the high trip estimate <br /> for the proposed project. If the City requesis the higher trip estimate for the proposed <br /> project then the high trip estimate for the banking activiiies should also be used. <br /> Comparing tlie high trip estimates would result in the proposed project generating less <br /> new traffic than the previous banking activities. <br /> Tables VII-6 and VII-7 in the Trip Generation February 1995 update provides <br /> trip type information for the proposed land use. According to the tables ihe AM and <br /> PM pass-by traffic percents are 61 and 56%, respectively. No data is available for <br /> daily traific. However, hased on the peak hour data, we estirnate that around 60% of <br /> the daily project traffic is pass-by. <br /> The PM peak hour pass-by rate for the existing bank is identified in Table VII-3 <br /> ICiR Ueneration. The data is limited. No data is available for either the AM peak or <br /> daily traific generation. Based on the limited data we estimate ihat 15% of the trips to <br /> the bank are pass-by. <br /> I Pass-by trip percents for the proposed expresso and specialty retail center are <br /> i <br /> estimated based on our trafiic engineering experience and previous tra(fic analysis. <br /> In the summary the trip generation of the proposed gas stat��n/convenience <br /> market project will r.ot be significanily ditferent than the previous banking/specialty <br /> IE053697.Rpf <br /> I <br />
