As proposed, the site plan <br /> (attached) appears to provide adequate on site circulation. <br /> Traific Impact Fee <br /> The City of Everett staff identitied that they are collecting $80 per new average <br /> daily trip using Everett Mall Way S.E. between West Mall Drive and the SR 526, SR 5 <br /> junction. According to our trip generaiion estimate the proposed gas station/ <br /> convenience market project may increase ihe daily tr�ffic on Everelt Mall Way S.E. b; <br /> six vehicular trips. There(nre, a traffic mitigation fee of $480.00 (six new siie daily <br /> trips x $80;new daily trip) is caiculated. <br /> Summary and Conclusions <br /> Based on our trip generation calculations the proposed gas station/convenience <br /> market project is not anticipated to signi(icantiy aller the trip generation o( the project <br /> � site of and beyond the existing banking and small busin�ss activities. <br /> i <br /> Our estimated incremental net increase in daily trips is calculated as six trips. <br /> The Cily wii! most likely require a pro-raia share coniribution of $480 towards their <br /> Everett Mall Way Southeast improvement projecl. <br /> No other tratiic mitigation should be necessary.
