The proposed site is zoned C-1, General Comm=_rcial Zone, which would allow this use.
2. An existing wood building currently serving aa a branch bank will be demolished to allow
for construction. The remainder of the site is a vacant field.
3. The site drains into the Everett Ffall Detention Pond. Drainage must be designed in
conformance with the City's Drainage Ordinance.
4• The existing bank has access' directly to and from South Broadway as well as the PUD right=
of-way (entrance to the Mall just west of Sears) . An exit only to the PUD right-of-way is
. proposed for the new facility (in addition to the already existing access points) .
5. A fire Hydrant must be provided in conformance with Fire Department Requirements.
6. Access and parking design must be approved by the City Engineer.
