A note must be placed on the Binding Site Plan stating: The site shalll <br />be developed per the Site Plan Exhibit A on recnrd with the City ofI <br />Everett Planning Department - Binding Site Plan 01-86 and with alli <br />conditions on the SEPA Determination of Non-Significance U61-86. � <br />� <br />2. The aoplicant must provide an easement agreement for use of commoni <br />are,is. The common area shall be all arsas not covered by buildings. <br />These areas are to be used in common for access, circulation, parking,l , <br />utilities, and landscaping. _ � <br />3• <br />p note must be placed on Binding Site Plan stating: Common area; <br />agreements for access, circulation, parking� utilities, la.ndscaping andi <br />maintenance are recorded under Auditor's File I! , <br />Parking must be provided in compliance with Section 19•�0 of the Zoning <br />Code. A minim� of 45 parking stalls are required for the 9,000 square <br />foot building. <br />�,� <br />4. A landscape strip a minim�mm of 5 feet wide must be provided along thel I <br />entire Everett Mall Way and Intercity Ave. frontages, except forl <br />driveways in compliance With Section 19.40.050 of the Zoning Code andl li <br />Secton 1.13 of the Standards and Spacifications Manual (attached). � i <br />5. A minim� of 5� of the parking area must be landscaped in compliance � <br />with Seetion 19.40.050 oP the Zoning Code and Section 1.13 of the <br />Standards and Specifications Manual. , <br />6. Special eharges for connection to the sewer system in accordance with� <br />Ordinance 984-83 are applicable. The actual cost shall be computed byl <br />the Building Department per the ordinanee in effect at the time and� <br />according to the information provided on the approved plans on the date� <br />of permit issuance. ! <br />'j, On-site detention is required, OR, in lieu of providing on-site� <br />detention, payment to City Drainage Fund 3�0 is allowed.
