Intereity Ave. <br />Conclusion: Water can serve this site. <br />(ii) Adequate SeWage Disposal <br />Finding: Sewer is available on Everett Mall 11ay. <br />Conclusion: Sexer can service this site. <br />(iii) Appropriate Storm Drainage Zmprovements <br />Finding: Approximstely 95� of the site will be impervious ', <br />surface after construction. � <br />Conclusion: The applicant must comply wlth the City's� <br />Drainage Ordinance by providing on-site detention or� <br />payment to City Drainage Fund 340. i <br />(iv) Adequate Fire Hydrants I <br />Finding: Fire hydrants must be provided Within 200 driving <br />feet but not closer than 50 feet of every structure. <br />Conclusion: Fire hydrants will be required per City Code. <br />(v) Appropriate access to all anticipated uses Within the plan. <br />Finding: Joint accesses for the two parcels are proposed <br />on Everett Mall Way and on Intercity Ave. As part of a <br />Local Improvement District on Intercity Ava., a left turn <br />lane will be constructed. Zt is illegal to eross over this <br />time. <br />Conclusion: The proposed driveway on Intercity Ave. must <br />be restricted to right turns only. <br />(vi) Provisions for all appropriate deeds, dedications and/or <br />easements. <br />Findings: Common access, circulation, parking, utilities, <br />and maintenance agreements must be made betxeen lots A and <br />B. <br />Conclusion: These documents £or common areas need to be <br />filed and recorded with the Final Hinding Site Plan Map. <br />(vii) Examination of e�cisting streets and utilities and how theyl <br />can serve this project. I <br />Finding: Street improvements, including curb, gutter, <br />sideWalk, and street xidening are being provided by a Local� <br />Improvement District. <br />i <br />Conclusion: Street improvements will be adequate to serve <br />this proposal and aill be to City Standards. <br />-Z- <br />
