The Applicant <br />ia proposing a baianced cut and fill. <br />Both temporary and permanent eroaion control measures must be taken, <br />and bare soil areas not developed within 30 days must be reseeded. Any <br />off-site movement of soil muat comply with Public Works Department <br />requirements, particularly with reRard to dumping of excass material. <br />A clearing and grading permit will not be issued until a temporary <br />eroaion control plan is submitted and approved by the Public Works <br />L�epartment. Building permits will not be issued until a permanent <br />eroaion control plan is submitted and approved by the Public Worka <br />Department. <br />lI. Landscaping and Screening: <br />a. Adequate site screening and landscape buffer must be provided <br />bn._tween the commercial uaes and the adjacent property to the <br />north which is zoned R-1. Screening sha11 consist of a minimum <br />of a 20 foot wide landscaped area along the entire northern <br />boundary and shall contain evergreen materials of sufficient <br />density to provide a visual acreen within a five year period.
