("Toys") is about to enter into a purchaGe <br />contract for the premises presently operated as an Ernst Hcme <br />Improvement Center. As you are aware, the Ernst building <br />contains approximately 45,000 square feet of gross floor area, <br />of which 35,000 square feet are currently occupied for retail <br />purposes with an additional 10,000 square feet nsed for outdoor <br />display. It is Toys' intention to convert this 10,000 sguare <br />foot area into retail selling space. This would be accomplished <br />by upgrading the existinq roof ove�- the premises and perforning <br />such oth2r �aorl: as is nece:sary to ronvert that space inte heated <br />retail space. We do not propo�e to erect any additional ground <br />floor area; the only addition we seek to r�ake is the construction <br />of an additional truck dock which would add approximately 550 <br />square feet and eli.minate four or Pive car spaces in the rear. <br />The proposed Toys "R" Us building would be harmonious with the <br />remainder of the shopping center an�i would not significantly <br />change any other aspects of the premises. <br />Toys "R" Us is a national retnil chai.n of over 400 stores selling <br />toys, games, sportinq goods, and other retail items. We presently <br />have 14 stores in the �acific Northwest including five stores in <br />the Seattle area. Please be aware that the average Toys "R" Us <br />store does approximai:ely $10 million a year in sales. If there <br />is a sales tax in Everett (which I believe there is), the City <br />would benefit considerably from our presence. <br />
