Delailed dra�i�ings in accord�mce �i-ith City <br />Design and Construction Standazds shall be submiued ro the Public Works Department, <br />showmg site parking layout, landscaping, utilities, storm drainage, temporary construction <br />crosion control, and aIl requircd improvements in the public right-of-way. Public Works <br />Department approval of these dra�vings is mquired prior to any permits being issued. All <br />improvements shall be completed, approved and warranted beforc the Occupancy Pemiit is <br />issucd/final approvalis grantcd. <br />3. A pre submittal mecting with the Building and Pire Deparunents is requircd to finalize <br />nonconforming Mall components [[ NAC�Gxiting�Type Construction). This project must comply <br />with the Intcrnational 13uilding Code (IBC) and the City of Gverett Sprinkler Ordinance. City of <br />i:verett constructian permits are required. <br />:. n traffic mitigation fee in lhe amoum of $135,000.00 shall be paid prior to the issuancc of <br />building permits in accordance with city ordinance and the applicant's approved traC(ic study. <br />-! l hc devclopment shall provide a relocated 3 lane VVest Mall Drive Gom Everett Mall Way south <br />ta 100'�' Street SE. The new e�:tension of ]00°i Street S� shall also be 3 lanes ���ide Gom West <br />utall Drive west to the existing 100'�' Stmet SG. <br />Provide a secured bicycle rack �viUi minimum of 15 slots for tlic ne�v retaiVcinemn comples mid <br />satellite pads. <br />i� Provide a continuation ot the Interurban trail Gom the south property line to the Gverett Mall <br />Nay/West Mall Drive interscction. �I�he trail would providc for a minimum of ]0 leet travel <br />�vidth with � fcet of landscaping/buffer either side. Provide a permanent puUlic easement for the <br />uail. <br />7. Vchicle crossing points of the trail should have pavement treatment to consist of, as a minimum, <br />thcnnoplastic crossing markers (raised pavement preferred) at driveway/intersections to ���arn <br />�hi��crs of the trnil's presence.
