8. Provide a pcdestrian walkway along thc north sidc of 100th Street from \Vest Mall Drivc to the
ezistin sidewalk on 100th Street west of the property.
9. Provide for a continuous pedestrian walkway to the proposed enhanced transit aiting arca
located at the south end of the Mall.
10. Provide for transit circulation at thc south end of the Mall as shown in the 7/2704 SLPA
amendment submittal.
1 L Computcrized vater modeling analysis for the I:verett Mall expansion icdicates that there isn't
sufficient capacity in the water systcm to mcct the fire (low requirements of tlic devclopment.
"I'he applicant will bc required to make water system improvements to meet ihc fire ilo
rcyuirements.
12. Lffective looping of any nev water mains will be required to the masir.um extent possible.
13. Any relocation of puhlic water and/or sewer mains necesury for this proizet shall be the
developer's responsibility and shall occur at the ovner's expense. Easements (in accordanee
with current City requirements) must be granted to the City for nev and relocated public mains
and fire hydrants.
14. A significant portion oC the site discharges to tle sauth in a conveance system, nnd to a
dctention pond, thal are located ithin parcels shown as ``searate owncrslip" on the current site
plans. It appcars that Uie parcels may have bcen sold witluut rctaining storm drainage
casements. "Ihc Gverett Mall ownership shall demonstrate to Qic Ci!y that thcy have the right to
continue to utilize the o1T-site conveyance and detention systems in the firture. WiUout such a
right, devclopment of the separately ovned parccls could result in elimination of the conveyancc
and/or detention systems. If the 6verett Mall ownership cnnnot demonstrate current and future
ri;hts to the off=site convcyace and detention systems, then Ue runoff currenUy discharging to
off-site facilities must bc re-directed lo an Gverett Mall stormater control facility wlierc it vill
rcceivic equinlent detention and treatment.
1. 'fhe esisting on-sitc fhcilities were designed to provide an unknown volume of detention.
Ihcrc is an castcrly and a wcsterly pond connected by a 24-inch pipe, and a 24-inch out(et pipe
trom the vcsterly pund that appears to serve ns the only restriction for the svslem. I(owever, the
westerly pond receives a significant amount of off-site drainage and a significant amount uf
detention may actually occur in the connceted ponds. The ultimaic discharge location for the
casterly and westerly ponds and off-site pond is to a culvert widcr 100th Place SG, to the
southvest of the L-'verett Mall. This culvert discharges into Siler Lake Creek. This projcct
shall not make modifications to thc esisting stornwater coutrol facilities that would msult in an
incrcase ofthe rate ol'stormwater runofCentering the docnstream drainage system.
1 G. Che condition af the connecting pipe Uehveeti the easterlv and westerly ponds, and the oudet
pipc from the westerly poid, must be detennined. 'Chese pipes are both more than 35 years old,
:;nd may be made oC corrugated metaL [t necessary, tlie pipes shall bc repaired or replaccd as
part of this projcct.
17. [3ecause tlie sitc is locatcd vithin thc Silver Lake drainage basin, a wetpond in series ith a
cgctated swale is requimd to provide storm water treatmenL Trcatment of storniwater runoff is
rcquired Gom a!1 new and mdeveloped paved arcus. The City may vaive thc requirement for a
vegctated swalc if thc stormvatcr managcmcnt plan pmvides for an oversized wetpond tliat
ould provide adequate trcaUnent o1 runoff from a sigmficant amount of existing pavement that
is not redcveloped as part of this project, or sediment removnl from the aff-site runoff in
accordance with City of Gcrett pre-trcatmenl star.dards.
I 8. The stormwater control tacilitie that are designed and constructed to meet the requirements of
this prqjcct shall mcct City st:uidrds ir dcsign and construction.
