A total of 35 parking stalls would be provided. The listed requirements are placed in response to our review of this <br />information: <br />AGENCIES WITH JURISDICTION: None identified <br />MITIGATION OF ADVERSE IMPACTS BY SEPA <br />1. Any grading/fill on this site shall be done so as to not impact the surrounding properties. (SEPA <br />Earth, Land and Shoreline Use Policies.) <br />2. Prior to issuance of any permits, the applicant must pay a mitigation fee of $33,639 per the City's <br />Traffic Mitigation Ordinance No. 2425-99. (SEPA Transportation Policies) <br />Everett Mali Way is designated as a "Gateway" corridor in the City's General Plan. The General <br />Plan states, "Because Everett wants to develop and promote an attractive image, all entry corridors <br />into the City should be designated as "Gateways" and standards should be applied to developments <br />along such "Gateways" relating to building design, landscaping, signage, outdoor storage and other <br />aesthetic considerations that will serve to upgrade Everett's image." To meet the intent of the policy, <br />landscaping in excess of Type III must be provided along the Everett Mall Way frontage. (Two <br />recent projects that meet the City's gateway policies are the Boeing Credit Union site on Evergreen <br />Way and Costco on 19th Avenue SE.)
