INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />asson,iated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the'.ime a complete building permit application is filed, <br />including those not specifically set forth herein. Contact the Planning Department tjr information <br />regarding appeals processes for the requirements lis!ed in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City Design <br />and Construction Standards shall be submitted to the Public Works Department, showing site <br />parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all <br />required improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. All improvements shall be completed, <br />approved and warranted before the Occupancy Permit is issued/final approval is granted. <br />Full standards half street improvementq are required to 2nd Avenue SE and intersection including but <br />not limited to curb, gutter, sidewalks, street widening and drainage control per City Design <br />Standards. <br />3. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />4. Ten feet of right-of-way is to be dedicated to the City for street purposes on the proposals 2nd <br />Avenue frontage. <br />5. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />6. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />Special charges for connection to the sewer and water systems in accordance with Ordinance 1996 <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charges prior to building permit application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to the information on <br />the approved plans at the time of building permit issuance. <br />8. The driveways on 2Id Avenue SE and SE Everett Mall Way must be removed and replaced with <br />curb, gutter and sidewalk per City Standards. <br />9. Lack of comment on the plans submitted with the application does not constitute approval of these <br />plans. <br />10. A fire hydrant is required within 200 driving feet but not closer than 50 fee of every structure. <br />11. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspector. <br />12. A one year warranty is required on the public improvement for an amount not less than 10% of the <br />cost of construction and shall run for one year from the date of final approval/issuance of the first <br />Occupancy Permit. <br />
