Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br />Code.) <br />36 Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br />Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br />commercial, industrial, and institutional developments and shall not be located in a required <br />front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br />lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the street and <br />from adjacent properties. This screening may be done using dense vegetation or by placing <br />the dumpster or recycle bin in a structural enclosure. <br />C. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br />Inc. at 259-0044 for areas generally north of 1121h Street. For areas east of 1-5 from Valley <br />View south, contact Waste Management Northwest, Inc. at 337-1197. <br />37. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br />Section 39.150 of the Zoning Code. <br />38. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />39. Building setbacks must be a minimum of 0' feet front yard, 0 feet side yard (2"d Ave. and east lot <br />line) and 10 feet rear yard. Building height shall be a maximum of 50 feet, except that a maximum of <br />28 feet is permitted within 50 feet of the rear property line. <br />40. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided along the Everett Mall Way <br />and 2nd Ave. frontages, except for the driveways and building area. This area shall be <br />planted with Type III landscaping. Street trees must be provided at 20 feet on -center. Note: <br />the site ' in on file does not comply with this requirement. <br />b. A landscape strip a minimum of 5 feet wide must be provided along the east property lines. <br />This area shall be planted with Type III landscaping. <br />C. A landscape strip a minimum of 10 feet wide must be provided along the interior lot lines <br />abutting the R-1 zone. This area shall be planted with Type I landscaping. <br />d. T he following amounts of landscaping shall be provided in the internal area of parking lots <br />exclusive of the landscaping required to be provided along street frontages and along other <br />lot lines: <br />(1) If a lot or development site contains a total of ten or fewer parking spaces, or not more <br />than four thousand square feet of parking and maneuvering area, whichever is less, no <br />landscaping is required in the internal area of parking lots. <br />(2) If the parking area contains more than ten parking spaces or four thousand square feet of <br />maneuvering area, and less than one hundred parking spaces, a minimum of one tree shall <br />
