Calculations resulting in a fraction larger than one- <br />half shall be rounded up to the next whole number. <br />(3) If the parking area contains one hundred or more perkincl spaces, a minimum of one tree <br />shall be planted for every six parking spaces. Calculations resulting in a fraction larger than <br />one-half shall be rounded up to the next whole number. <br />(4) Outdoor storage areas and vehicle sales do not require interior landscaping; however, <br />such sites shall still provide landscaping along street frontages and other lot lines as required <br />by subsection A of this section and Table 35-1. <br />Landscape areas must be planted and located per Section 35.080E of the Zoning Code <br />e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br />show location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br />maintenance assurance device must be provided for the landscaping per Seciion 35.130B cf <br />the Zoning Code. <br />41. The Washington State Clean Air Act requires the use of all known, available, and reasonable means <br />of controlling air pollution, including dust. Dust generated during construction activities can be <br />controlled by wetting those dust sources such as areas of exposed soils, washing truck wheels <br />before they leave the site, and installing and maintaining gravel construction entrances. <br />Construction vehicle track -out is also a major dust source. Any evidence of track -out can trigger <br />violations and fines from the Department of Ecology or the Puget Sound Clean Air Agency. <br />42. Exterior lighting, including parking lot lighting and wall -mounted lighting shall be designed and <br />located so as to minimize light spill onto the adjacent residentially zoned property. The City may <br />require a lighting plan at the time of building permit review to ensure that potential light impacts are <br />mitigated. <br />Fire Department Regni •ements: <br />1. Access - -'.K. as shown on the site plan reviewed. <br />2. A Knox Box is required for each building. <br />3. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" and vertical signs <br />slating "NO PARKING - FIRE LANE - TOW AWAY ZONE." Location shall be approved by the Fire <br />Marsoial. <br />4. Fire Lane Marking - Fire apparatus access roads shall be marked whenever necessary to maintain <br />the unobstructed minimum required width of roadways. Fire lanes shall be marked as follo s: <br />a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top and front, <br />extending the length of the designated fire lane. <br />b. Rolled curbs shall be identified by red traffic paint with a 6-inch wide stripe on the curb, <br />extending the length of the designated fire lane. <br />X� <br />
