INFORMA'TION FOR DEVELOPER: <br />The following information is provided for the developer's benetit. These aze not SEPA <br />conditions. All requirements aze preliminary in nature, and aze based upon the preliminary site <br />plan and the ordi.nances in eff'ect at time of submittal for SEPA revie•�v. The proposal must <br />comply with all ordinances in effect at the time a complete buildit►g permit application is <br />filed, including those aot spccifically set forth herein. (Exception: For vesdng under the <br />Zoning Code, please refer to Section 44 of the Zoni,ig Code). Contact the Planning Department <br />for information regazding appeals processes for the requirements listed in this document. <br />Detailed drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department showing site pazking layout, landscaping, <br />utilities, stor.ni drainage, temporary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works Department approval of these <br />drawings is requiredprior to any permits being issued. All improvements shall be <br />completed, approved, and warranted bcfore Occupancy permits aze issued. <br />Special charges for connection to the sewer and water systems in accordance with <br />Ordinance I 171-85 and subsequent revisions aze applicable. These charges aze based on <br />projected water usage and can be substantial. The Applicant is encouraged to obtain a <br />copy of the ordinance and determine estimated charges prior to building permit <br />application. The actual chazges shall be computed by the Public Works Department per <br />the ordinance in effect at the time of building permit issuance. � <br />3. Compliance with the State of Washington Bui]ding Code is required. <br />4. On-site detention of stormwater runoff from impzrvious azeas is required per City <br />standards. <br />'freatment of stormwater runoff from the paved azeas must occur, per City standards, <br />prior to dischazge of the stormwater from the site or to a stream or wetland. <br />Stormv✓ater detention/retention, quality protection, and treatment requirements for this <br />project shall be those requirements in effect at the time of application for Public Works <br />permits. Three options for stormwater quality enhancement aze presented in the ciurent <br />city standards. The least preferred option is allowed only if the fust rivo options aze <br />infeasible in the opinion of the Public Works Department. The options for stormwater <br />quality enhancement aze, in order of preference: <br />1) An infiltration basin designed and constructed according to city standards, if <br />suitable soils exist on the site; <br />2) A wetpond designed and constructed to city standards; <br />3) A baffle-type oiVwater separator followed by a vegetated swale, both designed and <br />constnicted according to city standazds. <br />The presence of a wetland on/adjacent to the site indicates that the soils may not be <br />suitable for an infiltration basin. If an infiltration basin is not feasible, a wetpond will be <br />required. <br />4 <br />
