These comments address building <br />issues only. Revisions or additions may be required by other departments (such as Utilities, Planning or <br />Fire). Code references cited include the 2003 Intemational Building Cade (IBC), 2003 Intemational <br />Mechanical Codc (IMC) or the Washington State Energy Code, 2003 edition, all as amended by the State of <br />Wasl�ington, or the Accessible and Usable Buildings and Pacilities ICC/ANSI A117.1-2003 (ANSn. <br />In order for thc processing of your application to continue, it will be necessary to provide the Building <br />Division witli bvo completc sets of drarvings retlecting the corrections requested. <br />General <br />1. There are significant tenant improvements on this permit application for `Cl�ina Buffe� .:,m the <br />2004 permitted plans for Galaxy Casino, to include removal of a fire separation wall, ioilet room <br />revisions, removal of plumbing fixtures, relocation and reduction of exit doors, and the addirion of a <br />Type I hood-see attached drawing. A full review of this submittal cannot be completed until the <br />tenant improvement revisions are graphically indicated to meet professional conventions. New <br />conshuction should be identified to differentiate it from existing construction and construction to be <br />removed (including walls, doors, fumishings, equipment, doors, stairs, landings, emergency lighcing <br />and exit signage) to clearly identify the work to be covered by the permit, per IBC 105.3, item 1. <br />2. Removal of a fire separation wall will not be an acceptable solution for this submittal, since the <br />project is over 6000 square feet in area, the occupant load will exceed 100 people, and the building is <br />not sprinklercd, per City of Everett Ordinance 1902-92, Section 16.76.03Q item B.1. <br />3. The State requires a licensed architect to prepare conshuction documents for projects larger than <br />4000 square feet in size, per Revised Code oF Washington, RCW 18.08.410. We are enforcing that <br />requirement per the Intemational Building Code Section 106.1, Uased on the contents of this <br />correction letter and the size of the assembly occupancy of this project. <br />4. Glazing in swinging doors should be noted as tempered glass, per IBC 24063. <br />5. The main entrance doors swing in the wrong direction.
