If any room in a bui�ding has a sloping ceiling, the prescribed ceiling height for ihe room is required in only one <br />hal( the area thereof. No portion of ihe room measurinc� less than 5 teet (1524 mm) from the (inished floor to the <br />linished ceiling shall be included in any computation of the minimum area thereof. <br />If any room has a furred the prescribed ceiling height is required in two thirds of the area thereof, but in no case <br />shall the height ot the (urred ceiling be less ihan 71eet (2134 mm). <br />310.6.1.1 Floor area. Dwelling unils and congregate residences shall have at least one room that shall have not iess than <br />120 square feet (112 m2 ) of floor area. Olher habitable rooms except kilchens shall have an area o( not less <br />that 70 square feet (6.5 mz ). Efficiency dwelling units shall comply with the requirements of Section 310.7. <br />310.6.1.2 Width. Habitable rooms other than a kilchen shall not be less than 7 teet (2134 mm) in any dimension. <br />310.7 EHiciency Dwelling Units. An efficiency dweliing unit shali conlorm to the requirements of the code except as <br />herein provided: <br />1. The unil shall have a living room of not less than 220 square (eet (20.4 m2 ) of supeficial floor area. An <br />additional 100 square feet (9.3 m� ) ol super(icial (loor area shail be provided for each occupant of such unit in <br />excess o( iwo. <br />2. The unit shail be provided wilh a separate cioset. <br />3. The unit shall be provided with a kitchen sink, cooking appliance and refrigeration facilities, each having a clear <br />working space of not less than 30 inches (762 mm) in front. Light and ventilation contorming to this code shall <br />be pravided. <br />4. The unit shall be provided with a separale bathroom contairiing a water closel, lavatory and bathtub or shower. <br />310.8 ShaH and Exit Enclosures. Exils shall be enclosed as specified in Chapter 10. <br />Elevator shafls, vent shalts, dumbwaiter shafts, clothes chutes and other vertical openings shall be enclosed and <br />the enclosure shall be as speci(ied in Section 711. <br />In nonsprinklered Group R, Division 1 Occupancies, corridors serving an occupAnt load of 10 or more shail be <br />separated (rom corridors and other areas on adjacent floors by not less than approved (ixed wired glass set in sleel <br />frames or by 20-minute smoke• and draft-control assemblies, which are aulomatic closing by smoke detection. <br />310.9.1.1 General. Dwelling units, congregate residences and hotel or lodging house guest rooms lhat are used for <br />sleeping purposes shall be provided with smoke detectors. Delectors shall be installed in accordance with Ihe <br />approved manufaclurer's instructions. <br />310.9.12 Additions, alterelions or repairs to Group R Occupancies. When the valuation of an addition, alleration or <br />repair to a Group R Occupancy exceeds S1,000 and a permit is required or when one or more sleeping rooms are <br />added or created in exis�ing Group R Occupancies, smoke detectors shull be ins�alled in accordance with <br />Sections 310.9.7.3, 370.9.1.4 and 310.9.1.5 of ihis section. <br />EXCEPTION: Repairs to the exterior surfaces of a Group R Occupancy are exempt from ihe requiremenls of <br />this section. <br />310.9.1.3 Power source. In new construction, required smoke detectors shall receive their primary power from the building <br />wirinc� when such wiring is served from a commercial source and shall be equipped with a battery backup. The <br />detector shall emit a signal when the batteries are low. Wiring shall be permanent and without a disconnecting <br />switch other than Ihose required for over-current protection. Smoke detectors may be solely battery operated <br />when installed in existing buildings; or in buildings withoul commerciai power; or in buildings which undergo <br />allerations, repairs or additions regulaled by Section 310.9.1.2. <br />310.9.1.4 Location within dwelling unils. In dwelling units, a delector shall be inslalled in each sleeping room and at a <br />point centrally located in the corridor or area giving access to each separate sleeping area. When the dwe�ling <br />unit has more Ihan one story and in dwellings with basemenls, a detector shall be instalied on each story and in <br />the basement. in dwelling units where a slory or basement is spiit into lwo or rtiore levels, �he smoke detector <br />shall be installed on the upper Ievel, except that when ihe lower level contains a sleeping area, a detector shall be <br />inslalled on each level. When sleeping rooms are on an upper level, the detector shall be placed at the ceiling of <br />ihe upper level in close proximity to the stairway.
