A requeste orta8onejca— <br />Year extension of this Final Declaration of Nonsignificance may <br />be made to the Planning Director prior to the expiration date <br />DESCRIPTZON OF PROPOSAL — The proposed action is the isauance of grading and <br />building permits to allow the construction of an approximately 57,110 aq. ft. <br />retail ahopping center. T(ie center will include three commercial business <br />atructures plus a convenience atore with gas pumpe, The following factors <br />were considered and the listed iequirements were placed in responae to <br />comments submitted during our review of an environmental checklist for thia <br />proposal: <br />1• The propoaed site is zoned C-2, Heavy Commercial—Light Industrial Zone, <br />which would permit the propoaed use. The site has been previously <br />filled and is partially covered with grass and Scotch Brcaw, The <br />propoaed shopping center abuts the existing Union Oil diatribution yerd <br />on three aidea. <br />2. <br />f ! <br />3. <br />4 <br />5. <br />• <br />Reaidential development exists to the south, and a portion of the <br />abutting area to the south is zoned R—S, Single Family Suburban <br />Residential 2one. Landscape screening must be provided in compliance <br />with Section 19.42.030B, and shall consist of evergreen plant <br />materials. The screening ia required along the entire sou[herly <br />property line. Any outdoor refuae disposal area must also be scrcened. <br />Landacaping of the parking area is required in compliance with Section <br />I9.40.050 of the Zoning Code, and Section 1.13 of ehe Design and <br />Construction Standards and Specificationa.
