6. A fire hydrant is required within 200 driving fzet but not cloaer than
,;,, 50 feet of every structure. All fire syatems shall be built within the
standarda established by City and State codes and must be approved by
the Fire Department.
7. Access - The current site plan proposes access via the exiating
driveways on Everett Mall Way. However, the driveways do not align
with the proposed parking lot driving aisles. The proposed
configuration does not provide an acceptable vehicle circulation
syatem. The final site plan must provide either an improved internal
traffic circulation system or reconfiguration of driveways on the
Everett Mall Way frontage and must be approved by the City's Traffic
Engineer prior to the issuance of any Permits.
Full standard street improvements are required to 7th Avenue S.E.
8. The Zoning
Code parking requirements for this use totals 46 stalls (1 atall/200
sq. ft.). The proposed site plan provides approximately 23 parking
stalls within this lot. However,
parking propoaed for the total shopping center is appxoximately 325
stalls: Minimum parking required based on the total proposed building
f, '' area for the shopping center (57,110 eq. ft.) is 286 parking stalls.
Based on thade findinga, the following parking requirements must be met:
A. It is recommended that additional parking be provided on Lot 2 of
the short plat to insure convenient available parking for the
uaes to be located on Lot 2. For the propoaed site plan, the
applicant ahall provide non-exclusive parking and access easement
agreementa for each parcel within the short plat. The easement
agreements muat be approved by the City prior to the isauance of
any permits.
9.
