^ <br />The propoeal wil] generate additional pollution from aurface water <br />j� runoff and will rliminatia vegetation in the existing pond which will <br />adversely impact water quality in North Creek. This creek aupporta a <br />run of salmon as -�e11 as trout. A storm drainage syatem to remove <br />pollutants prior to discharge into North Creek must be provided for <br />this project. This system ahall provide shallow vegetation lined <br />swales leading to open retention ponda large enough to allow <br />establishment ot vegetation within the pond, or another syatem muat be <br />provided which is acceptable to the State Dept. of Fisheries. <br />On-site detention or payment of a drainage fee will be required. The <br />detention volcme must include the 1500 ft3 of natural detention that <br />was displaced b,y conatruction of a storm sewer on this site in 1981. <br />A storm sewer outfall for the existing Union 011 aite shall not be <br />allowed unless a baffle type oil aeparator, sized per State Department <br />of Ecology guidelinea, is provided. <br />10. Detailed drawings in accordance with city design and construction <br />standards shall be submitted to the Public Works Department showing <br />site parking layout, landscaping, utilities, storm drainage, temporary <br />conatruction eroaion control, and all required improvements in the <br />public right-of-way. Public Works Department approval of these <br />draFinge is required prior to any permits being issued. All <br />improvementa shall be completed, approved, and warranted before the <br />Occupancy Permit ie issued. <br />p � <br />11.
