-, <br />iNFORlfaTION FOR DSVELOPER: <br />The following information is provideri for the developer�s <br />benefit. All comments are preliminary in nature, and are based <br />upon the preliminary site plar. and the ordinances in effect at <br />time of submittal for SEPA rF:view. The proposal must comply with <br />all ordinances in effect at �:he time a complete building permit <br />application is filed, includii:g those not specifically set forth <br />herein. (Exception: For vesting under the Zoning Code, please <br />refer to Section 44 of the Zoninq Code). Contact the Plannin� <br />Department for information regarding appeals processes for the <br />requirements listed in this document. <br />1. Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public <br />Works Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion <br />control, and all required improvements in the public right- <br />of-way. Public Works Department approval of these drawinqs <br />is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted <br />befure Occupancy permits are issued. <br />2. Special charges for connection to the sewer and water <br />systems in accordance with Ordinance 1171-85 and subsequent <br />z-evisions are applicabie. These charges are based on <br />projected water usage and can be substantial. The Applicant <br />is encouraged to obtain a copy of the ordinance and <br />determine estimated charges prior to building permit <br />application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the <br />time of building permit issuance. <br />3. City Streets are to be kept clear of dirt and debris at all <br />times during the construction. �ust suppression and street <br />cleaning must occur as directed by the Public Works <br />Inspector. <br />4. Permits Must be obtained f�r all fill re�ao�e3 L•�om the sitE <br />and placed within the City L;mits. <br />5. On-site watermain will be staked within an easement to the <br />City. The easement must be submitted to the City prior to <br />the issuance of permits. <br />6. As-builts of storm sewer, sanitary sewer, and water systems <br />will be required to be submitted per City Design and <br />Construction Standards and Specifications. <br />7. Parking must be per City Zoning Code and City Design and <br />Construction Standards and Specifications. For the 20,900 <br />square feet of retail space proposed, a minimum of 70 <br />parking stalls is required. For the 6,000 square feet of <br />restaurant space proposed, a minimum of 60 parking stalls is <br />4 <br />
