h <br />/�"\ <br />required (15 spaces if the equivalent area is used as a <br />bank). <br />Note: The Applicant has indicated that there are currently <br />1103 existing parking stalls for the existing office <br />buildings and theater. The total number of parking stalls <br />required for existing uses on the site is 1008, pursuant to <br />Condition �4, SEPA #135-88. Therefore, a credit of 95 <br />parking spaces may be applied to this proposal. <br />Placement and screening of refuse disposal areas must be <br />provided per Section 39.080 of the Zoning Code. <br />9. Any rockeries or retaining walls proposed in required <br />setback areas must be in conformance with Section 39.150 of <br />the Z�ning Code. <br />10. Rooftop mechanical equipment, including vents, must be <br />screenecl per Section 39.040 of the Zoning Code. <br />il. The minimum rear yard setback for the retail building is l0 <br />feet. There are no required setbacks from the front or side <br />lot lines. Building height shall be a maximum of 35 feet. <br />12. Landscaping must be provided per Section 35 of the Zoning <br />Code. At a minimum this must include the following: <br />a. A landscape strip a minimum of l0 feet wide must be <br />provided along the Everett Mall Way frontage, except <br />for the driveway. This area shall be planted with Type <br />III landscaping. <br />b. A landscape strip a minimum of five feet wide must be <br />provided along all interior lot lines (excluding lot <br />lines within the Binding Site Plan), except where the <br />building is constructed to the lot line. This area <br />shall be planted with Type III landscaping. <br />c. A minimum of 35 square feet of landscaping shall be <br />provided in the interior of the parking lot for each <br />parkin�+ stall. For the 120 parking stalls proposed, a <br />minimum of 4,200 square feet of interior landscaping is <br />required. Interior landscaping must meet the <br />dimensional requirements listed in Subsection 35.o80.E <br />of the Zoning Code. <br />d. ?rior to issuance of any permits, landscaping plans <br />must be reviewed and approved by the Planning <br />Department per Section 35.100 of the Zoninq Code. The <br />landscaping plan must show location and dimensions of <br />required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at 2 foot <br />intervals. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. <br />
