Coe, Nordwall & Liebman
720 Olive Way, Suite 1300
Seattle, WA 98101
DRAFT
Attn: Brian Nordwall
Subject: Tax Parcel 3-003
Further to recent correspondence and conversation, the Ciry has reviewed your letter of
June 10, 1999 and understand your proposal to be as follows:
' The probable Class I[I wedand noted on your April 21, 1999 offsite wetland
reconnaissance is located roughly five (5) feet north of your most northem property line.
You are proposing buffer width averaging as a means to protect the wedand, save
additional tress, and facilitate ultimate development. The proposed buffer along your
northem property will be 4500 square feet, 22 '/ by 200 feet. The code required wedand
bufFer assuming Kathy Curry, The Vatershed Company, has accurately identified the
wetland class, size, and location would also be roughly 4500 square feet, 45 by i 00 feet.
• Your letter of March 18, 1999 proposed the preservation of the inundated area
located in the southeast corner of your site abutting the commercial parking lo[ to the
south. The area is roughly 6000 square feet and would generally encompass the standing
water area. The proposal would include the City allowing this area to be used for storm
water mitigation requirements resulting Bom the site's ultimate de•elopment.
The City would concur with the above as long as the site sensitive areas remain generally
unchanged betveen now and development. You must also understand that other resource
agencies may have jurisdiction over this issue at the time of actual site development.
The City would allov you to complete lhe site clearing and grading at this time once a
Public Works Permit is issued for the activity. Submittal and approval of a civil design
draving identifying topography, the preservation areas, erosion control, etc. is required.
The scope of the activity would be reviewed prior ro permit issuance to insure the activity
did not trieger SEPA.
We look fonvard to finalizing this issue. Please do not hesitatc to contact if further
clarification would bc helpful.
CrawCord
Cc ]im lles
Bob Landles
Post-iP Fax Note 7671
Toi c=S
Co.iDepi. _
Ca.
