Coe, Nordwall & Liebman <br />720 Olive Way, Suite 1300 <br />Seattle, WA 98101 <br />DRAFT <br />Attn: IIrian Nordwall <br />Subject: Tar Parcel 3-003 <br />Further ro recent correspondence and conversation, the City has reviewed your letter of <br />June 10, 1999 and understand your proposal to be as follows: <br />' The probable Class III wetland noted on your April 2l, 1999 of�'site wetland <br />reconnaissance is located roughiy five (5) feet nonh of your most northem property line. <br />You are proposing buffer width averaging as a means to protect the wedand, save <br />additional tress, and facilitate ultimate development. The proposed buffer along your <br />northern property wili be 4500 square feet, 22'/ by 200 feet. The code required wetland <br />buffer assuming Kathy Curry, The �Vatershed Company, has accurately identified the <br />wedand class, size, and location would also be roughly 4500 square feet, 4� by l00 feet. <br />' Your letter of �1arch 18, 1999 proposed the preservation of the inundated area <br />located in the southeast corner of your site abutting the commercial parking lot to the <br />south. The area is roughly 6000 square feet and would generally encompass the standine <br />water area. The proposal would include the City allowing Ihis area to be used tbr �torm <br />watcr mitigation requirements resulting from the site's ultimate devclopment. <br />The City would concur with the above as long as the site sensitive areas remain �cnerally <br />unchanged bet�veen now and development. You must also undcrstand that other resourec <br />agencies may have jurisdiction over this issue at the time of actual site development. <br />The City would allow you ro complete the sitc clearing and grading at this time once a <br />Public Works Permit is issued for the activity. Submittal and approval oCa civil design <br />drawing identifying topagraphy, the preservation areas, crosion control, etc. is required. <br />The scope of the activity would be reviewed prior to permit issuance to insure the aeti� ih� <br />did not triggcr SFPA. <br />We look fonvard to finalizing this iss�e.
