Coc, Nordwall & Liebman <br />720 Olive Way, Suite 130C <br />Seatde, 1�A 98101 <br />DRAFT <br />Attn: Brian Nordwall <br />Subject: Tax Parcel 3-003 <br />Further to recent correspondence and conversation, the City has reviewed your letter of <br />June 10, 1999 and understand your proposa! to be as £ullows: <br />' The probable Class llI wetland noted on your April 21, 1999 offsite wetland <br />reconnaissance is located roughly five (5) feet north of your most northern propeny line. <br />You are proposing b�fTer width averagin� as a means to protect the wetland, save <br />additional tress, and facilitate ultimate development. The proposed buffer along your <br />northem property will be 4500 square feet, 22'/z by 200 fecL The code required wetland <br />bufi'er assuming Kathy Curry, The \Vatershed Company, has accuratcly identified the <br />wedand class, size, and location would also be roughly 4500 squarc feet, 45 by ]00 feet. <br />' Your letter of �larch 18, 1999 proposed the preservation of the inundated area <br />located in the southeast comer of your site abutting the commercial parking lot lo the <br />south. The arca is roughly 6000 square feet and would generally encompass the standing <br />water area. The proposal �vould include the City allowing this area to be used for storm <br />water mitigation requirements resulting from the site's ultimate development. <br />The City would concur with the above as long as the site sensitive areas remain generally <br />unchanged between now and development. You must also understand that other resource <br />agencies may have jurisdiction over this issue at the time of actual site development. <br />The City would allow you to complcte the site clearing and grading at ihis time once a <br />Pubiic Works Permit is issucd for thc activity. Submittal and approval of a civil dcsign <br />drawing identifying topography, the preservation areas, erosion control, etc. is required. <br />The scope of the activity would be revie�ved prior to permit issuance ro insure the activity <br />did not triggcr SGPA. <br />We look fonvard to finalizing this issue.
