� <br />�_�r�'��7���n <br />C1CT 1 _ �u,_ � - <br />=1 fY Oh � : '+'li <br />Plannin; �;�,r <br />;IAP.RATIU� STAT�MLNT 1 of 3 <br />This variance request is far a site on which a four story office <br />building, T3,T76 square feet, is presently u,•.zder construction. <br />The variance is to increase �he sixty five feet (G5') height <br />limit to eighty nine feet (89'). The reques�t of an additional <br />twenty four feet (24') would be developed as follows: The top <br />Fifteen (15') would be used to house mechanical and elevator <br />equipment which o�cupies approximately five percent (5�) oP the <br />roof area, the lowest nine feet (9') would be occupied office <br />space. <br />A. The building under construction was de�igned for two (2) <br />future floors with the knowledge that the comprehensive plan <br />was to be changed and the zoniag code to be revised. This <br />dertelopment complies with the City's stated e*oa.ls and <br />obj,=_ctives of the Commercial Land Lise Goals anct ueneral <br />Folicies approved by the City Council on August 12, 1984. <br />It will provide a compact, concentrated commercial <br />development in an area that is presently zoned commercial <br />with the exi�ting utilities and transportation network <br />3esigned to accommodate such a development. It will be a <br />high-quality development compatible with the existing office <br />park and will provide a more ef:icient use of the commercial <br />land while substantially reducing the lot coverage. <br />Due to perspective tenant interest in the building and <br />financing availability the owner would like to construct the <br />two additional floors at this time iather than wait for the <br />zoning code to chang2. This would be more economical due to <br />the �act that all the construct::on equipment and material <br />are presently on site. Construction of the two (2) floors <br />now would avoid futur.e site disruptions and inconveniences <br />to the occupants. The appellant can not delay construction <br />•of the present four story building until the zone code is <br />�evised due to obligation with t}ie major tenant of the <br />building. Once the code is revised to comply with the <br />Commercial Land Use Goals and General Policies the owner or <br />zny other owner of commercial zone:d property would not be <br />restricted by height for this project. The current 30 pear <br />old zoning code should be re�ised to reflect current <br />construction methods of roof mounted mechan3cal equipment, <br />street elevations in relation to site, and bonus for site <br />developmo._.c. As stated above the upper fifteen feet {15') <br />reques�ed in the variance is for mechanical and elevator <br />equipment.
