That the authorization of such variance will not be I <br />materially deirimantal to the public welfare or injurioue � <br />to property in the vicinity or zone in which the progerty I <br />is located. i <br />a. Findin ; The proposed building is surrounded on <br />all sidea by commercial property, the majority of <br />which ie owned or under option by the applicant, <br />and there will. be no view obstruction. The <br />additional height will r_ast a slightly longer <br />ahadow; hoxever, the area shaded will be parking <br />lot or l.andacaped area. <br />The applicant• is providing parking in a greater <br />amount than required by the zoning code. <br />The Fire Department has commented thaC in this area , <br />they have a difficult time in providing adequate , <br />fire protection for buildinga over four atories in i <br />height since the aerial ladder truck which serves ' <br />thie area is only 65 feet in height. They oppose ' <br />construction of buildings over four stories in i <br />height unless they comply with the reqaiiements for <br />high rise structurea that require a high level of , <br />fire resiativeness in construction and many '� <br />syatemic protections, i�icluding eprinklers, i <br />detection systems, cammunications, fire pumps, etc. , <br />-3- <br />
