5 LEASE AGREEMENT <br /> EVERETT STATION <br /> THIS LEASE is made this day of , 2000 between the City of Everett, a <br /> Washington municipal corporation ("City"), and the North Snohomish, Island, Skagit Counties <br /> Higher Education Consortium(collectively referred to as the "Consortium"). <br /> City and Consortium agree: <br /> 1. Lease Data and Definition of Lease Terms and Exhibits <br /> The following terms as used herein shall have the meanings provided in this §1, (Lease Data and <br /> Definition of Lease Terms and Exhibits), unless otherwise specifically modified by provisions of <br /> this Lease: <br /> Building Known as the Everett Station, Everett, Washington, or such <br /> other name as City may designate from time to time. <br /> Premises A portion of the Building within the area outlined on the floor <br /> plan of the Building, attached hereto as Exhibit B, including <br /> the improvements described in Exhibit C. <br /> Area of the Premises The total approximate Area of the Premises is 13,464 net <br /> useable square feet. <br /> Commencement Date To be determined pursuant to §§ 3.A (Commencement Date) <br /> and 3.0 (Confirmation of Commencement Date). <br /> Expiration Date Sixty(60) months from Commencement Date unless extended <br /> as permitted hereunder. <br /> Rent and Additional Rent Rent during the first year of the initial term of the lease shall be <br /> Thirty Thousand Six Hundred Thirty-three Dollars ($30,633 ) <br /> per month in accordance with the provisions of paragraph 4. <br /> Consortium shall pay as Additional Rent amounts payable <br /> pursuant to the terms of§§ 7 (Additional Rent) and 9 (Services <br /> and Utilities). During the initial and any renewal term. Rent <br /> shall be adjusted as provided in §5 (Adjustment of Rent) and <br /> Additional Rent shall be adjusted as provided in §§ 8 (Rent <br /> Stabilization Account) and 9.D (Payment for Utilities and <br /> Services). <br /> Tenant Improvements City shall provide turnkey improvements based on a space plan <br /> prepared by Zimmer Gonsul Frasca("ZGF") or subsequent <br /> plan revisions acceptable to City. <br /> k A '� Page 1 of 29 <br />
