5 <br /> Parking Consortium shall be entitled to monthly parking privileges for <br /> fifty-two (52)passenger cars. Use of parking stalls in the <br /> Parking Lot shall be subject to the Rules and Regulations <br /> promulgated by the City or its property manager from time to <br /> time. <br /> Exhibits The following exhibits are part of this Lease: <br /> Exhibit A Legal description of the Building <br /> Exhibit B Preliminary floor and location plan <br /> Exhibit C Design and construction of Consortium' <br /> improvements <br /> Exhibit D List of Consortium Property <br /> 2. Premises <br /> City does hereby lease to Consortium, and Consortium does hereby lease from City,the Premises <br /> upon the terms and conditions herein, together with rights of ingress and egress over common areas <br /> in the Building. The common address of the Premises shall be 3201 Smith, Ste. 200, Everett, <br /> Washington, 98201. <br /> 3. Commencement and Expiration Dates <br /> A. Commencement Date <br /> The Commencement Date shall be the date five (5) days following issuance of a certificate of <br /> occupancy (temporary or permanent) with respect to the Premises or portion thereof in which the <br /> Consortium' improvements are being constructed. <br /> B. Termination Rights <br /> In the event Consortium is unable to obtain a legislative appropriation to support continued leasing <br /> of the Premises, Consortium may terminate this Lease upon six months written notice. <br /> Consortium's obligation to pay Rent and Additional Rent shall terminate six months from the date <br /> of written notice. Because Rent includes payment for tenant improvements amortized over twenty <br /> years, any reletting of the Premises during the six months after notice of termination shall not be <br /> credited to Consortium's account. <br /> C. Confirmation of Commencement Date <br /> When the Commencement Date has been established, such date shall be inserted in §1 <br /> (Commencement Date) and initialed by City and Consortium. <br /> Page 2 of 29 <br />
